Costa Blanca Estates are official agents for one of the most exciting developments on Spain's Costas. The Valencia regional government has decided to develop an area around Castellón some 40 minutes north of Valencia which represents an enormous investment.
A new airport is under construction just 20 km from Marina d’Or; there will be a shuttle service from the airport direct into the complex. The AP7 motorway from France is only 4km away and there is going to be a new junction just for Marina d'Or. The new AVE fast train will be stopping at Oropesa the town next to Marina d'Or, this line will eventually go through to Paris with its connection to the channel tunnel.

What is Marina d'Or Marina d'Or is a holiday complex that is known all over Spain with over 300 offices selling the apartments. Little is known of the complex in the UK at the moment but this will change with them opening a marketing office in London so watch out for the advertising. The complex currently owns some 4.5km of beachfront, the first stage of the redevelopment of the beach will start shortly with large jetties going into the sea to stop the erosion. Once this phase of the work is complete, the width of the beach will be doubled. From the beach to the first line of apartments, there are 150 meters of wonderful gardens with children’s play areas, lakes and fountains. There are koi carp swimming around with swans and peacocks in the area. In the first section of the gardens, there is a concert area where in the summer evenings bands play and the area is illuminated beautifully. There are also some areas with grass areas to sunbathe on with there own bars. Now at Marina d'Or they will also teach you to sail, wind surf, dive and many other water sports. The front line apartment are 2 or 3 bedrooms, 2 bathroom, that come fully furnished, air conditioned and centrally heated, all the electrodomestics in the kitchen and an underground car park. Each block has its own pool and children’s' play area and is walled and fenced for security. Behind the front line apartments there are approximately 150 metres before the second row apartments, these are again 2 or3 bedrooms with 1 bathroom and a storeroom. They have the same specification as the front line apartments. The rear of these apartments will overlook four 18-hole golf courses, of which construction will be starting soon. They will start this year to put two huge American style crazy golf courses in with a total area of 6,000sq. metres; they will also start on a water park that will be covered for winter use. To the south of the development there are three hotels already constructed one 3 star, one 4 star and one 5 star hotel. The 5 star hotel houses the largest salt water spa in Europe featuring an extra large pool, jet beds, water springs, jet showers, scented Jacuzzis, hot tubs, a Dead Sea area, Ice cabins, grapefruit, milk and mud baths, roman baths, Turkish baths, Scottish showers and many more. There is also an outside area with pools and Jacuzzis and many other features.
There is a health centre with all the latest beauty treatments - too many to mention but including plastic surgery. There are plans for several more hotels in the future two of which are under construction now. There are already many shops, banks, bars, restaurants in the area all of which stay open all year round. Marina d'Or has its own rental division so you can rent the property out that will give you a guaranteed income with no worries. If you wish to rent it out yourself and earn more there is a property management division that will manage your property, clean and do the laundry and attend to your clients including showing them into the apartment. For the investor you can see how much money has already been put into the project and the professional way every thing is managed. With many investment projects, all you get to see is a green field and some plans, here you can see the vast potential this development has. In the hills behind Marina d'Or they are going to develop over the next 15 years Marina d'Or Golf, this is an area of 18,000,000sqm and they intend to spend 6,000,000,000 Euros developing 5 themed hotels including an Alpine ski slope, Warner Bros will be also developing their own hotel. There will be themed restaurants and bar areas, bowling alley and ice skating rink, a night life area and two shopping malls, there will also be 3 more golf courses two designed by Greg Norman and the other by Sergio Garcia who lives locally. All the above will be linked to Marina d'Or and the airport by a transport system so when you come on holiday you do not need a car. To purchase an apartment, ideally, it is advised, to put down a 3,000 Euros deposit prior to coming over to view, we will select an appropriate property for you. This 3,000 Euros is fully refundable should you not like the development; you may also change the apartment if you wish. What your 3,000 euros guarantees is that if there is a price rise between you putting down the deposit and you coming to Marina d'Or (normally within 2/3 weeks) you will still get the old price. If you wish to proceed with a purchase at Marina d’Or, you will have to pay the balance of 15% within 4 weeks and a further 15% over the build period that could be from a 12 to 30 month period depending on the apartment. On completion, there is a 70% mortgage available and all payments are covered by a bank guarantee. The best thing for the investor is to buy from plan over 2 years then take a three-year interest only mortgage, rent the property out for the three years. With this, you only have to rent for 8 weeks during the high season to pay all the running costs including the mortgage. When you complete on the property, rent it out, and use it for you and your family (you will find all the friends and relation you never knew you had) then you need to allow 10% for closing costs.
